The advantage is convenience. You can enter an address and get an estimate in seconds.
But an algorithm doesn't walk through your front door.

On the flip side, it may not recognize that a home needs significant updating.

When preparing a pricing analysis, a Realtor may consider:
1. Recent Comparable Sales
What have similar homes actually sold for recently?
The goal isn't simply to find houses that look similar online. The Realtor looks for properties that are genuinely comparable in size, location, condition, features and buyer appeal.
2. Active Competition
What homes are buyers looking at right now?
Your home isn't being compared only to properties that have already sold. Current listings are also important because they represent the competition your home may face.
3. Pending Sales
Pending properties can provide clues about where the market is moving, although the final sales price may not yet be publicly available.
4. Condition and Improvements
A Realtor can account for differences that aren't always obvious in public records.
Has the kitchen been remodeled?
Are the bathrooms updated?
Is the home move-in ready?
Does it need significant repairs?
These details can affect how buyers respond to the property.
5. Current Market Conditions
The Knoxville real estate market doesn't stay exactly the same from month to month.
Inventory, buyer demand, interest rates, seasonality and the number of competing homes can all influence pricing strategy.
